Holding

The court held that a tenant who holds over after the expiration of a lease containing an option to purchase, but who fails to make a valid tender of the purchase price, does not automatically convert the landlord-tenant relationship into one of vendor and purchaser; instead, the tenant remains liable for the reasonable value of their use and occupation of the premises during the holdover period, which the law implies as rent.
