Holding
The court held that a broker is entitled to a commission for procuring a ready, willing, and able lender on the terms specified in the employment contract, notwithstanding the loan’s ultimate failure due to the principal’s defective title or inability to secure necessary probate authorization. It further held that an administrator is personally liable on contracts made for the estate’s benefit absent an express stipulation limiting recovery to the estate’s assets.
