The court held that a beneficiary of an express trust to sell real property retains no legal or equitable interest in the trust property itself, and therefore a lease executed by the beneficiary without the trustee's authority conveys no interest in the property, even to a lessee with notice who later claims against the trustee's bona fide grantee.
