Holding

The court held that a mortgagee’s failure to perform contractual improvements did not bar foreclosure of a purchase-money mortgage, but rather entitled the mortgagors to a credit against the principal debt equal to the cost of completing the unperformed work, and that interest on the outstanding debt accrued only on the reduced principal balance after accounting for that credit.
